Atlanta’s CBD retail market continues to show signs of resilience despite rising vacancy. While vacancy has reached 10.2%, more than double the metro Atlanta average, asking rents continue to increase and investors remain active.
Strong long-term appreciation, continued rental growth, and limited new construction offer reasons for optimism. For property owners, these trends also raise an important question: Is it better to hold for future appreciation or consider selling while property values remain strong?
A Growing and Diverse Retail Market
Atlanta’s CBD retail submarket extends beyond Downtown to include Old Fourth Ward, Inman Park, Grant Park, Reynoldstown, Cabbagetown, Sweet Auburn, South Midtown, Ormewood Park, and Mechanicsville.
These neighborhoods attract residents, office workers, students, and visitors. Reinvestment, adaptive reuse, and mixed-use development, particularly along the Atlanta BeltLine, have strengthened the area’s appeal for dining, entertainment, and neighborhood-serving retail.
Over the past decade, retail inventory has grown 8.9%, more than double metro Atlanta’s 4.0% growth, reflecting significant redevelopment across intown commercial corridors.
Vacancy Rises Alongside Asking Rents
CBD retail vacancy has reached 10.2%, compared with 4.5% across metro Atlanta, an increase of 1.9 percentage points over the past year.
Despite higher vacancy, average asking rents rose 3.3% year over year to $34.30 per square foot, compared with approximately $25 across the metro area. Over the past decade, CBD rents have increased approximately 55%.
This creates a more competitive leasing environment. Tenants have more options, making pricing, lease terms, and minimizing vacancy increasingly important for property owners.

Encouraging Signs: Slower Occupancy Losses and Limited Construction
Although net absorption remains negative, occupancy losses are slowing. Over the past 12 months, the CBD recorded approximately 45,500 square feet of negative absorption, compared with 80,600 square feet in 2025.
Another positive development is the limited construction pipeline. No retail space is currently under construction in the submarket, compared with 70,000 square feet one year ago.
With little new supply entering the market, existing properties may benefit as available space is absorbed, provided tenant demand improves.
Investment Activity Remains Strong
Retail investment activity remains significant despite leasing challenges. Over the past 12 months, sales volume totaled $91.6 million, exceeding the five-year annual average of $62.1 million. Much of this activity was concentrated in several larger transactions along Memorial Drive.
CoStar estimates current CBD retail market pricing at approximately $300 per square foot, compared with $230 across metro Atlanta. Market pricing has also increased substantially since 2019.
Meanwhile, market cap rates have remained relatively stable at approximately 6.9%.
These figures suggest continued investor interest in intown retail properties, although values vary considerably based on location, tenant mix, lease terms, and income stability.
What Does This Mean for Property Owners?
For long-term owners, appreciation may have created substantial equity. However, rising vacancy and increased competition for tenants could present challenges, especially for properties facing upcoming lease expirations or capital improvements.
Owners considering whether to hold or sell should evaluate several factors:
For buyers, elevated vacancy may create opportunities to acquire well-located properties with leasing or repositioning potential.

Looking Ahead
Atlanta’s CBD retail market continues to benefit from long-term growth, rising rents, and investment interest. Although vacancy remains elevated, slowing occupancy losses and limited new construction provide encouraging signs.
