Increase the returns on your low risk, no management investments.

Do you have some capital in low risk investment vehicles? Would you like a better return? You don't have to settle for 5% to 6% returns on your passive and safe investments. The professionals at Bull Realty are constantly putting together transactions where you may be able to become a passive investor, with no management duties and no fluctuations on your return. This is possible by matching your interest with a purchaser who is currently buying well located and value oriented real estate. The main way we protect your investment is through a mortgage. The purchaser, (managing buyer) signs a note to you, personally guaranting your investment. Your capital is further secured by a first priority deed to secure debt conveying the property.

The return on your investment is agreed to, in advance, by legal documents recorded at the county of the subject property. You have no responsibility for maintenance, leasing or anything concerning the property. You just get a monthly check, if you want one. You can also opt for two payments a month, or the interest income can be automatically deposited or re-invested into an account of your choosing.

We have earned our excellent reputation over the past 24 years by assisting people and companies to acquire strong real estate investments. We will only arrange this investment for you with a financially secure buyer, with good credit, and sufficient management experience. The buyer will also provide adequate capital or equity to the transaction. Additionally, the property will be inspected, appraised and environmentally clean. We check out and approve the paperwork, the property, and the managing buyer. You and your attorney may also approve the paperwork, the property and the managing buyer.

If and when we feel we have the right match, we will present you the information on the property and the managing buyer. You do not ultimately commit the capital until you, your attorney and Bull Realty approve the managing buyer, the paperwork and the property. Diversification, compounding and estate planning.

This can be an excellent vehicle to diversify your stock investments. If you have a large percentage of your investments in the stock market, a safe 10% return on some of your money can make your financial adviser feel much more comfortable.  "Diversification is a good thing."

Increasing the returns on your passive investments is a very powerful wealth-building machine. Use some of the financial calculators on this site or your own and compare the compounding effects of doubling your returns. For example, take $500,000 at 5% over 60 months and double the return to 10%. The increased monthly cash flow can be re-invested back in the 5% vehicle on a bi-monthly or monthly basis! Play with the numbers on $50,000, $250,000 or a million dollars.
